Every homeowner who comes to me is really asking the same question: which option is right for me? The answer almost always comes down to three numbers — your equity, the cost of the repairs the house needs, and how fast you need to move. Once you know those three, the right path usually becomes obvious.
1. Your equity
Equity is what the house is worth minus what you owe. If you have a lot of equity, the repair and partnership paths can unlock more of it. If you have little or negative equity, a cash sale or a short-sale-style solution may be the realistic move.
2. The repair costs
How much work does the house need? A house that needs a lot of work has a big gap between as-is and after-repair value — which is exactly where Repair Funding and the Partnership pay off. A house that needs little work may do best on the MLS.
3. Your timeline
Need to move in weeks? That points to a Quick Cash Sale. Have a few months? That opens up the renovation and listing paths, which usually net more.
"High equity + big repairs + time = renovate. Low equity or no time = cash sale. Little work + time = MLS. It's a map, not a mystery."
