What Is ARV (After-Repair Value) and Why It Matters for Your House

ARV is the number that decides whether a cash sale or a renovation partnership pays you more. Here's what it means in plain English and how it affects your offer.

If you've talked to any investor, you've probably heard the term ARV thrown around. It stands for After-Repair Value — what your house would sell for once it's fully fixed up. It's the single most important number in deciding whether you should sell as-is or renovate first.

Why ARV matters to you

A cash offer is based on what the house is worth today, as-is. A Repair & Profit Partnership is based on what it's worth after repairs — the ARV. The gap between those two numbers is where your extra money lives. If the gap is small, a cash sale makes sense. If the gap is large, renovating first can put real money in your pocket.

How ARV gets estimated

ARV is based on comparable sales — recently sold homes nearby that are in good condition and similar in size. It's not a guess; it's pulled from real Jacksonville sales data. The repair budget is then subtracted, along with selling costs, to see what's left. That's the number we split in a partnership.

"You don't need to be a real estate expert. You just need to see both numbers — as-is value and ARV — for your own house before you decide."
